Application Process
Welcome! Thank you for your interest in renting. If you have found your new home, or want to be pre-approved for a home when it is ready, you can apply on line. It’s easy! IMPORTANT - Your application will only be complete when we receive all five (5) application requirements listed below. 1. Complete and sign Lease Application 2. Pay Application Fee(s) 3. Attach a valid form of picture ID, such as a driver’s license, state ID or passport. 4. Attach Income Verification Documents 5. Rental References including Landlord Name, Phone Number, Email Address What you will need before you apply? • Each resident, 18 or over must submit an application. • Pay the NON-REFUNDABLE application fee by debit or credit card. Please be aware the application fee is per person and non-refundable. • Submit a valid form of ID, such as a driver’s license, state ID or passport, sorry no selfies. Proof of income. • Provide a minimum of 2 years of accurate landlord references. (Note: per FACTA Identity Theft regulations, we report false landlord references to credit bureaus and local law enforcement authorities) • Meet the qualifying criteria What are the minimum qualifying criteria? Income: Your gross taxable income needs to be at least 3 times the rent. If all utilities are included in the rental unit, the gross taxable needs to be 2 times the rent. If your income is non-taxable we will gross up your income by 125%. Employment: Prospective residents must be employed by the same employer for no less than six (6) months. Should a prospect be recently transferred or relocated, they must have six (6) months prior, verifiable employment. Credit: No unpaid public records or unpaid collections, except medical bills. No more than 20% slow pay or current past due accounts. Rental History: No unpaid evictions or unpaid rental-related debt will be accepted. Criminal convictions for Felonies will be reviewed on a case by case bases taking into account: What is the nature of the criminal conviction? How severe is the crime that resulted in a conviction? What is the length of time since the conviction occurred? No felony convictions in the past seven years for convictions of illegal manufacture and distribution of a controlled substance (covered under Section 807(b)(4) of the Fair Housing Act). If my credit isn't perfect, can I still be approved? Guarantor/Co-Signer: A lease guarantor will be accepted for students, recent college graduates (within the past six months), for those who do not have a verifiable rental history or do not meet income requirements. A Guarantor must show proof of gross monthly income of at least 4x the monthly rental amount and have excellent credit. Additional Security: Additional security may be required if the applicant is lacking in one of the above areas but has a satisfactory record in the other areas. When do I pay my 1st month’s rent and deposit? Once you are approved you will need to pay the holding fee, equal to one month’s rent. It will be applied to your security deposit when you sign your lease. On or before the start date of your lease you will then need to pay the prorated rent. Your lease date must start within 7 days of being approved. The first full month’s rent will be due on the 1st of the following month. What happens if I change my mind? Your application is good for 90 days. Application fees are non-refundable. If you have been approved and paid the holding fee, the holding fee will not be refunded.
